Property Managers:

Complaint: It seems that our management company assigns us a new property manager with the change of seasons!

Employee burn out is commonplace within the property management industry. It is not uncommon for a typical manager to be responsible for over 600 units! This type of workload causes employee turnover which negatively effects the client!


Solution:
At Condo Realty, our property managers are limited to managing only a few properties. The rest of their schedule is optional hours they choose as licensed real estate professionals.

Complaint: Our management company uses a mailing lock box system for processing our common fees. Often, checks are mishandled by the bank ex: not deposited or misappropriated.

Solution: Our clients prefer to have their common fees processed within our offices. This local control avoids misappropriation of funds for the association members.

Management Costs:

Complaint: Our management company attracted us with their low monthly management fee. After one year, they increased our contract amount by 20%!

Often, management companies will win your services by offering an un-disclosed discount for the first year! Once all of the accounting and management services have been transferred they raise their fees!

Solution: Our clients know upfront what the management fee will be for the following 2 years.

Our fees are very competitive within the industry. Most of our clients save money by using our services because we restore competitive contractor bidding for their association.

Competitive Bidding:

Complaint: Bids for projects are not  competitively based. The management company's "Sister Company" always has the lowest bid!

Most management companies generate  most of their income through the subcontracting service companies they own!  Therefore, it is preferable that they win as many bids as possible! Now that the good economy is keeping contractors busy, most outside companies won't bid on projects offered through certain management companies. They know that the bidding procedures are biased towards the management companies.

This bias results in higher fees for all work that is subcontracted. Why?- The competitive bidding process has been eliminated due to the un-willingness of honest contractors to participate!

Solution: We have no contractors on our payroll! We have no "Sister Contracting Company". We have no financial ties to any of our contractors. We do not accept favors or kickbacks! We are un-biased to which contractor you decide to use.

Our integrity is never compromised by kickbacks or other incentives. We do not employ any contractors or  co-own any businesses that will be bidding on any of your work!

Hidden Fees:

Complaint: Our management company never disclosed the hidden costs that we incurred!

Many management companies charge fees for every inquiry about the association.

Example: Bank A needs to know how many owner occupants reside within the association. Fee Charged!

Example: The town needs to know how many units are occupied so the association may be refunded for trash removal. Fee Charged!

Solution: All of our clients receive or price list for all services provided. Most inquiries incur no charge to the association.

Property Inspections:

Complaint: It seems as if our property manager never gets out of his car! We constantly have to bring items to his attention.

Solution: We schedule specific visitation times for all of our communities. You will know exactly when the property manager is scheduled to visit! It is not uncommon to see our managers picking up papers and taking notes during their inspections!

Complaint: Our property manager never advises us on recent property sales, and how our decisions will effect property values.

Solution: Condo Realty is also a licensed real estate agency. We advise you on how to improve property values at your community in a way that only an agent could!

Complaint: The correspondence with our property manager is very poor; he never returns our calls!

Solution: We call you back! Every call is always returned within 24 hours if the property manager is unavailable immediately! In addition, Condo Realty generates and hosts a free web site to all of our clients to help improve communications.
